Correctly entering a listing into the Multiple Listing Service is critical! After a listing is input, it is checked and double checked to make sure everything is complete and accurate.
PUTTING YOUR HOME ON THE INTERNET:
In today’s market many Buyers begin their search at home in the evening with their computer. When my listings go into the Multiple Listing Service, they automatically go onto the internet on www.Realtor.com , www.REColorado.com , www.kentwoodcity.com, and my web site at www.LizRichardsRealEstate.com . In addition to the basic entry, I put as many additional photos and custom marketing on the sites to make your home stand out from your competition.
DESIGN A CUSTOM BROCHURE WITH COLOR PHOTOGRAPHS:

I suggest simple, inexpensive updating, cleaning and repairs that can make a world of difference in how fast you sell and how much you sell for. Enclosed is a copy of “Dress Your House For Success”, our publication with ideas and suggestions to help you prepare your home for being on the market.
Kentwood City Properties has won statewide awards for the marketing of our homes! Presenting your home to the public takes more creativity, energy, and enthusiasm than simply placing an ad in the overcrowded world of the “classifieds”. I do a great deal of target marketing. While other firms try to sell everything, everywhere, we have chosen to be the specialist in homes that are in the heart of Denver! I love special “by invitation” previews for neighbors. I have held English teas, Irish coffees, or Champagne and Chocolates open houses depending on the time of year and type of house. Clients, neighbors, friends, lenders, appraisers, and customers heartily attend these events.
Open houses, held on Sundays from 2 to 4 P.M., are an easy way for us to get one-on-one with Buyers. Contrary to what other agents will tell you, they do work, but they are not for everyone. If you choose not to participate in our open houses, don’t worry, we will still be talking and promoting your house at other open houses. Your home will be available by appointment at a later date.
I go to great lengths to make you aware of, and to deal with, potential problems before putting your house on the market so when the Buyer arrives for the inspection, you don’t come face-to-face with expensive repairs in order to keep the deal together. If objections are raised by the Buyer once the inspection is completed, I help negotiate the solution that will be best for you. I have good, reliable, and reasonably priced workmen who give great service on any and all repairs that may be needed.
After years of selling homes in the heart of Denver, I go to your appraisal prepared to escort the appraiser through your house, making sure he knows the hidden as well as the apparent assets of your property. I supply him with comparable sales, a copy of the sales contract, as well as copies of any back-up contracts. The second most important sale of your house is to this appraiser. I cannot choose whom the bank hires, but I can educate him on the value of this neighborhood and your house.

If possible, all closing documents will be delivered to you before arriving at the closing. No matter when we get the paperwork, you will not sign any papers until you are comfortable with what you are signing and have had every question answered to your satisfaction.
